You present your comparable sales evidence to a BOE panel. The Assessor's office also presents their valuation. Hearings last 15-30 minutes β€” you can attend in person or by phone. The BOE mails their decision afterward.

Can I pay my property taxes while my appeal is pending?

Yes, and you should. Filing an appeal does not suspend your tax obligation. Pay on time to avoid penalties. If you win, you'll receive a refund or credit for the overpayment.

Do I need a lawyer to appeal?

No. Property tax appeals are administrative hearings, not court proceedings. Most homeowners represent themselves. The key is good comparable sales evidence β€” which is exactly what this tool produces.

Does filing an appeal risk raising my assessment?

Technically the BOE can adjust in either direction, but in practice this is very rare. They almost always either reduce the assessment or leave it unchanged.
